1. Confirm RERA Registration
Zirakpur is in SAS Nagar (Mohali) district, so projects here must be registered with RERA Punjab. Check that the registration number on the brochure matches the portal, that the registration is still valid, and that the promoter named on the portal is the same company you are paying. 2. Verify Title and Approvals
Title Chain and Encumbrance
Ask for the title documents and trace the ownership history of the land. An encumbrance check will show whether the land is mortgaged or has claims against it.
Land Use and Building Plan Approvals
Confirm the change of land use (CLU) where applicable, the sanctioned building plan, and fire safety approvals for high-rise towers. Then compare the sanctioned plan with what is actually being built. Extra floors or altered layouts are a red flag.
3. Check What Is Happening on the Ground
Construction Progress vs Possession Date
Visit the site and compare progress with the promised possession date. RERA-registered projects must publish progress updates, so check whether the site matches what the developer has reported.
Drainage, Water and Access
Parts of Zirakpur have faced waterlogging during the monsoon. Ask how the project handles drainage, where its water supply comes from, and how the approach road connects to the main highway, especially at peak traffic hours.
4. Read the Agreement Before You Pay More
The 10% Rule
Under RERA, a developer cannot take more than 10% of the property cost as an advance without first executing a registered agreement for sale. If you are asked for more before signing, pause.
Read the agreement closely for the possession date, compensation for delays, and the carpet area, which RERA requires the price to be based on. Also check for charges outside the headline price: preferential location charges, parking, club membership, power backup and maintenance deposits.
