A RERA number printed on a brochure is not proof on its own. Confirming a project's details on the official RERA Punjab portal takes about ten minutes, and those ten minutes can save you from a costly mistake. Here is how Luxen Group checks a project before any client pays a booking amount.
Why RERA Registration Comes First
Under the Real Estate (Regulation and Development) Act, 2016, projects must be registered before they can be advertised or sold, apart from very small ones (up to 500 sq m of land or eight apartments). Registration brings safeguards buyers rely on, including a rule that 70% of buyer funds go into a separate escrow account, a five-year defect liability period, and a formal complaint process. Mohali, Zirakpur, Kharar and the rest of Punjab fall under RERA Punjab. Projects in Panchkula are regulated separately by Haryana RERA.
How to Check a Project on the RERA Punjab Portal
Step 1: Open the Official Website
Go to rera.punjab.gov.in. Always make sure the web address ends in .gov.in, because private look-alike directories may be outdated. Kalpataru Limited
Step 2: Search the Project
Open the Registrations menu, choose Search Registered Projects, and search using the project name, the promoter's name, or the registration number. Bajaj Finserv
Step 3: Match Every Detail
Compare the registration number, the promoter's legal name, the location and the phase with the sales material. Large developers often register separate phases or towers under similar names, so match the registration number and promoter entity rather than relying on the project name alone. Site Setu
What to Review on the Project Page
Registration Validity
Check the registration period and the declared completion date. The portal also tracks lapsed registrations, and several hundred projects are listed as lapsed, so confirm that your project's registration is current or has been formally extended. Real Estate Regulatory Authority
Quarterly Progress Reports
Developers must update construction progress and booking details every quarter. Missing or outdated updates are worth questioning.
Approvals and Documents
Review the uploaded approvals, layout and building plans, and the draft agreement for sale.
Complaints and Orders
Search for complaints and orders involving the project or promoter to see how disputes have been handled in the past.
What RERA Registration Does Not Tell You
Registration means the developer has disclosed information to the regulator. It does not guarantee clear title, sound construction or on-time delivery. Those still need independent checking.
How Luxen Group Can Help
Luxen Group's Property Verification service goes beyond the portal. We verify RERA status alongside title, sanctioned plans, builder track record and the buyer agreement, and give you a written report with a clear risk rating.
